Selling your home is no easy task, ask any estate agent that tries to make a living doing just that. Generally buyers don’t want to buy property where they have to do a whole lot of work, and the ones that don’t mind doing the work often expect the price of the property to be ridiculously low, like that of Bank auctions etc. We don’t want that now, do we? So here’s some tips to try and make it as easy as possible by making a good first impression of your home.

Before you do anything, find a suitable estate agent that specializes in the area that you intend selling. This agent should advice you on the current market trends and an estimated market value of your property. It is the practice of professional estate agents to advise clients (amongst other things) on how to spruce up your home for a quick sale. Its not necessary that you are going to have to spend millions or hundreds of thousands of rands, but where spending some small amount of cash could fetch another 10% just because it looks good. In some cases, you don’t even have to spend money, all that is needed is that you get rid of the unwanted junk lying in the back yard, or on the front porch. Sometimes it just takes a little picking up after your dog, or just re- arranging the furniture. Whatever you do, make sure its worthwhile to do so. Be sure not to start doing things that may be too costly to finish up. It is advisable to do a costing before even starting to renovate. This will very from property to property. For example if you are selling your home in an area that is surrounded by homes that have been converted to offices, then maybe putting new shower doors or retiling the bath is not really necessary because very likely the property will be sold to persons looking to open up offices as opposed to living in it. This method of Valuation is known to estate agents as “Highest & Best Use” of the property. It all comes back to having a successful estate agent that you can trust.
